Outlook on Dubai by James Stuart Starting off as a small trading port, Dubai (one of the seven Emirates) has grown tremendously over the past 100 years, though seeing most of its growth during the past two decades. At the heart of the middle-eastern commercial world, intensive development and international trade gave rise to Dubai’s rapidly increasing prosperity. This was largely due to the discovery of oil reserves in 1958, and trading began only 3 years after. Although Dubai’s oil reserves only provide the Emirate with 10% of its total revenue, this revenue will soon cease to continue. The oil reserves have been predicted to dry by 2010. A 10% loss of revenue is a hard blow. Dubai’s primary focus is now to build up its tourist industry. Huge amounts of construction work are taken place at a rapid pace to make their tourist industry one of the biggest in the world. Events such as the Dubai Shopping Festival and the Dubai World Cup are already created huge amounts of attention. Hotels have been full to capacity, and need to be altered in order to cope with further plans. With Dubai’s tourist industry set to boom, so does the property market! The property market has already witnessed a massive acceleration in recent years. Massive amounts of investment are transforming areas of desert into highly attractive accommodation areas. The scale of property development has never happened here before, and the city is set to double in size over the next 3 year. For short term investors, property investment is not a good idea, as an over-surplus of property during this massive development will undoubtedly cause house prices to slump temporarily. But as the population fills the over supply, Dubai property investment for long term investors looks to be a gold mine.
